Welcome to Community Corporation at Highpoint!

About Us

CCHP is a beautiful community nestled in the hills of northwest New Jersey. Surrounding Holiday Lake and Highpoint Golf Course, the association consists of over 700 homes and 400 lots. With over 1000 residents, the community has a diverse blend of people from all walks of life, ethnicity, and religious backgrounds.


CCHP's property management company is FirstService Residential (FSR), North America's leading residential community management company. At this time, the association's on-site management representatives are Robin Montalbano and Dorothy (Dot) Rude who continually strive to deliver exceptional service

Our History

 

High Point Country Club was originally named Holiday Lake and Country Club when it was founded in the 1960's. The property, originally 5 farms, was subdivided into lots, a 7,000-foot 18-hole par 73 golf course, and manmade lake. The concept was to build a seasonal recreational community centered around the golf course and lake offering many outdoor activities and events. 

The club was touted as an affordable all-electric vacation community surrounded by farms, mountains, lakes, and streams.

The clubhouse was the center of the community hosting themed parties, dinner dances, golf outings, and ceremonies. The pool was added in 1969.

Members were greeted at the club entrance by Frank who manned the guard shack on North Gate Road.

Other than golf there was a sailing club, archery, horseback riding, skeet shooting, skiing, sledding, ice skating, hiking, and tennis to name a few offered activities.

Sadly, times changed, the economy took a downward turn and the golf course failed throwing the community into a tailspin. With the prospect of bankruptcy becoming more and more a reality a deal was struck to sell the golf course along with the club house, vacant lots, and some of the amenities.

It has been a long road to recovery, but things are again looking bright for High Point Country Club. The Golf course has fully recovered, property values have improved exponentially, new owners are cleaning up tired properties, and money is being reinvested into long overdue improvements to amenities and infrastructure. 

Nothing but good things await the future of High Point Country Club.

At CCHP, we offer a variety of services to our members, including maintenance of common areas, snow removal, professional management services, a community pool, lake access, tennis courts, dog park, ball field and playground

Get Involved

We encourage all residents to get involved with CCHP and help make a difference in our community. Whether it's by volunteering for a committee, attending a meeting, or simply staying informed about association news, your participation is valuable and appreciated.

A Message To All Members and Tenants

As a reminder, the speed limit on all roadways is 25 mph. 


There has been a noticeable uptick in excessive speeding on Shore Drive.  It is imperative that everyone in the community, including guests, adhere to the speed limit.  


 We appreciate everyone's patience and understanding as we work to address the safety issues on all community roadways. Everyone's safety and well-being are our top priorities, and we are committed to creating a safer environment for all residents and pedestrians in the area.

A Message To All Members and Tenants

 Dear Residents,

We want to inform you of a troubling pattern of behavior that has recently occurred in our community. There have been multiple reports of individuals forcefully kicking or attempting to kick open front doors before fleeing the scene. While no injuries have been reported, these incidents are both alarming and disruptive.

At this time, the behavior is being treated as vandalism and could also be considered terroristic in nature given its intent to intimidate or harass.

The safety and peace of our community are our highest priorities, and we are taking this situation seriously. We strongly urge all residents to:

  • Be  vigilant and report any suspicious activity immediately.
  • Contact the State Police to report any incidents.
  • Notify community management as soon as possible after contacting authorities.

If you have security cameras or video doorbells, please check your footage and share anything relevant with law enforcement or community management. This can help identify those responsible and prevent further incidents.

Board of Directors Update


PROJECT #1: BRIDGE REPAIR AND BRIDGE CLOSURE- UPDATE! 

BRIDGE IS CLOSED.  All commercial traffic should enter through the back gate at New Road. 

Bridge Replacement estimated for completion Mid-year 2026.  Contracts pending review. (updated 10.8.2025).  Contracts for both the contractor and the engineer are in the process of being signed.

 

PROJECT #2: CLOVE ROAD DAM/SPILLWAY.  The Board has approved a quote from Zack Painting to begin the cleaning and painting of the spillway bridge so further evaluation of the repairs needed to the cross girders on the bridge deck can be determined.  A start date has not be finalized and we will advise everyone with a date.  Traffic pattern changes and intermittent closures should be expected.


PROJECT #3: HOLIDAY POND (UPPER POND): We are finalizing the application from the State of NJ for a loan to repair the culverts.  We have been granted an extension to the end of January 2026 to complete the payment application and have the Township sign off. Further information on this project will be forthcoming.


LANDLORD REGISTRATION

This is a reminder that all landlords are required to register their tenants pursuant to Article VI Section 3 of CCHP Rules and Regulations.  Owners are  required to pay  $50 fee for all new tenants including any tenants that are relocated to another unit within the community.  The registration link can be found here:

BOARD MEETING ATTENDANCE- NOTICE TO TENANTS

Please note that only Owners of Units or Properties within Highpoint are authorized to attend the monthly Board meetings.  Tenants will not be allowed to sit-in on these meetings unless a property owner, by proxy, authorizes a Tenant as a stand-in and is registered through the management office. Tenants attempting to attend these meetings will politely be asked to leave.
